South Kensington Area Guide

The South Kensington Area

The South Kensington area extends from the end of Knightsbridge over to Gloucester Road neighbour hood and sits just south of Hyde Park running south down Exhibition Road. The post code SW7 mainly covers the South Kensington area.

Type of property

The majority of the South Kensington is area is made up of terraced houses some of which overlook beautiful gardens square such as Thurloe Square and Onslow Square. The area has a high level of commercial premises and above these can be found apartments of all sizes particularly at the south end of Exhibition Road. There are still a number of red brick mansion buildings offering well proportioned apartments with good security.

Rental values

Rental property continues to perform well in the SW7 area and we anticipate that the demand for rental properties in South Kensington will be remain high in the foreseeable future.

Sales values

Sales property in South Kensington has seen good movement upwards over the last few years, however, perhaps not quite to the same extent as its richer neighbours. The area contains some fabulous addresses in Onslow Square and this more than competes with the prices achieved in Knightsbridge, Chelsea and Belgravia.

Type of Tenants renting in South Kensington

The South Kensington area is home to large number of French expatriates and other European citizens who are connected to the financial community. The Lycee Francais is largely responsible for the French presence in the area offering excellent schooling.

Type of Landlords in South Kensington

Foreign investment purchasers are still looking for rental investment, viewing London as a safe haven from the current political and economic turmoil of the world. Over the last two years rents have risen between 8% and 10%. The overall demand for rented property is still very high in South Kensington and it will, in our opinion, remain a favourable market for landlords who wish to buy.

Types of buyers and sellers in South Kensington

The mix of flats and houses in South Kensington attracts a mix of buyers and sellers. The area is very popular with French ex pats, Italians and other Europeans. Property from one bedroom flats to 6 bedroom houses mean that families and first time buyers make up the buyers and sellers in South Kensington.
